Project Overview
ADOR CAN INC. was awarded the Municipal Office and Cinema Washroom Upgrade project at 172 Ontario Street in the Village of Burk’s Falls.
This project involved the full redesign and reconstruction of public washrooms serving both the Municipal Office and the Town Theatre, with strict compliance to the Ontario Building Code (OBC) and Accessibility for Ontarians with Disabilities Act (AODA).
The objective was not simply renovation, it was transformation.
Phase 1 – Architectural Assessment & 3D Design Development
Before any demolition began, our architectural team conducted a full site assessment, precise measurements, and detailed analysis of existing plumbing, structure, and layout conditions.
Based on this assessment, we developed a complete architectural redesign and 3D visualization package to:
- Clearly demonstrate the proposed final outcome
- Allow the client to fully understand the finished space before construction
- Enable revisions and refinements prior to execution
- Ensure budget alignment and functional optimization

The Universal Unisex Washroom was fully redesigned to comply with Ontario Building Code Section 3.8 accessibility requirements. The layout ensures proper turning radius for mobility devices while maintaining efficient use of space.
The design incorporates a power door operator, emergency call system with audible and visual signals, motion-sensor lighting, reinforced wall backing for future change table installation, and fully compliant grab bar placement.
Every fixture location and clearance dimension was carefully engineered prior to construction to ensure code compliance and long-term usability.

The Men’s Washroom was reconfigured to improve layout efficiency and accessibility while maintaining existing service connections where feasible.
New plumbing fixtures, upgraded finishes, improved lighting, and optimized spatial clearances were integrated into the final design to enhance both functionality and durability.

The Women’s Washroom was redesigned to align with updated accessibility standards while improving circulation and usability.
The upgraded configuration includes new fixtures, refined layout geometry, improved lighting conditions, and modern finishes that elevate the overall user experience.



Through this process, the Village had complete visibility into what would be delivered, eliminating uncertainty and ensuring confidence before construction began.
This stage played a critical role in the project’s success.
Phase 2 – Demolition & Structural Preparation
Following approval of the finalized design, selective demolition was carefully executed in accordance with the approved demolition plans.
Work included:
- Removal of outdated plumbing fixtures
- Reconfiguration of floor drains
- Removal of baseboards and flooring
- Wall removal and preparation for new partitions
- Structural adjustments for accessibility compliance
All demolition was performed with strict safety procedures and minimal disruption to municipal operations.
Phase 3 – Construction of Code-Compliant Accessible Facilities
The new layout included:
- A fully compliant Universal Unisex Washroom (OBC 3.8.3.12 compliant)
- Reconstructed Men’s and Women’s Washrooms
- Installation of reinforced walls for future change table installation
- Proper clearances for wheelchairs and mobility devices
- Installation of grab bars as per 3.8.3.8
- Accessible lavatory clearances as per 3.8.3.11
- Automatic door operators
- Emergency call system with audible & visual signals
- Motion sensor lighting
- Low-noise exhaust fans (minimum 60 CFM)
- New baseboard heaters
- LED surface-mounted lighting

The electrical scope included:
